Q. Do I have to worry about contracting with electricians, plumbers, or carpenters ?
M & D Builders manages all phases of the project. We have a pool of trusted partners, and only work with trades who are licensed and insured.
Q. What about zoning and permits?
M & D Builders handles zoning and permitting issues for Toronto residencies.
Q. Do you provide a warranty on your work?
We do provide a warranty on all work we perform.
Q. What is the process?
We take all of your contact and basic information during your initial phone call. We would like as much detail as possible about your renovation project, including how far along you are in the process.
Q. Where do I start if I want to renovate my home?
First, determine what you want, then establish what you need. Decide how much money you are comfortable spending on your renovation and what all your options are. For example, option one may be to raise your home; option two might be to add space above or to the front or back of your home; option three might involve the redesign of your existing space; option four could be to update and modernize your home; and option five might be to add environmental efficiencies, such as new windows.

Q. How do I determine a realistic budget for the work I want done?
M & D Builders can help you determine this. With over 15 years of experience in the home renovation business, we know the realistic costs for every phase, every room and every style. We design renovations to fit a homeowners needs and budget.
Q. How long does a typical renovation take?
There is really no such thing as a typical renovation. Many factors determine the time to complete a given project. At M & D, we plan each stage and phase so that the time during construction is always as short as possible.
Q. Why do we have to do so much planning?
A well-planned renovation is a successful renovation. At M & D, we plan and design with your budget and the construction phase in mind so the transition is relatively simple.
Q. Can I make changes during the construction phase of the renovation?
This is never the ideal but is always possible. The home owner is the boss and if something needs to change during construction we can make it happen.
Q. How many other projects is M & D typically working on at the same time?
We have a number of construction teams so we always have projects in process. But when M & D starts the construction phase of a renovation, we stay with the project until it is complete.
Q. Will my home be full of tradespeople one day, and then will I have to wait for weeks until the next group of workers decide to show up?
Absolutely not. Due to our extensive and detailed planning process, the construction supervisors know when to call in the sub-trades and suppliers. Once work starts, it progresses constantly until it is complete.
Q. Who do I contact if I have concerns or questions?
The project Manager. He would be your first contact if there is concern about any work being done by a M & D staff member or a sub-trade.It's also important for you to know that if you should ever be dissatisfied with a sub-trades work, go straight to your site supervisor and inform them immediately. The work will be completed to your satisfaction, and in accordance with M & D's high standards.
Q. Can I do my own painting and finishing?
Q. Does M & D have its own staff or does the company hire carpenters and sub-trades to complete the work?
M & D employs highly-trained carpenters with structural expertise. We have apprentices of all levels, carpenters assistants and labourers, as well as a full design team and office support staff.
Q. Are our prices firm or will there be extras?
Our quotes are very detailed and the prices within them are firm, however there are occasionally unexpected costs that occur once a project has started - for example, the discovery of hazardous materials that need to be removed (such as asbestos). This is an additional cost but you would be informed of this as soon as the problem was identified. Likewise, any changes that you want to make while the project is in progress may be subject to additional costs, but again this would be discussed at the time.
Q. What are your payment terms?
Depending on the size of the project, we normally request an initial payment (due at the signing of the contract), stage payments (if necessary) during the renovation process, and a final payment due at completion.
Q. Who is responsible for moving personal items?
You should clear the area of any furniture and personal items before we start (this keeps them safer and cleaner if they are out of the work area).
Q. Should I move out while my renovation is being done?
This depends on the scope of the project. We try not to disrupt your daily schedule and our team will help you to decide if it’s feasible, but usually if you have at least one working bathroom and a kitchen/food preparation area then you should be able to remain in your home while work carries on. However if you are a ‘neat freak’ you may want to move out!
